It is mandatory that all Victorian Settlements are settled electronically using PEXA (Property Exchange Australia) as of 1st October 2018. E-Conveyancing also reduces the risk of errors and delays, providing a greater certainty of successful, on-time settlement.

E-Conveyancing allows conveyancers, lawyers and financial institutions to lodge important documents and arrange financial settlements digitally, ensuring a faster and more convenient conveyancing process.
All settlements are performed using an on-line workspace through the PEXA system, a pre-lodgement verification of documents (such as a Transfer, or Mortgage) by Land Use Victoria is completed before settlement, this avoids any possibility of dealings being refused at lodgement.

Stamp duty and Land Use Victoria lodgement fees are paid as part of the electronic settlement, upon completing settlement the electronic Certificate of Title is updated immediately by Land Use Victoria to show the new ownership.

All payments between the parties and authorities (e.g Water, Council and Owners Corporation) are made by EFT, sellers have fast access to their sale proceeds within an hour of settlement, rather than having to wait days for funds to clear.

We are able to track the progress and communicate with all parties involved, through each stage of the transaction. You also have the opportunity to track your own settlement with SettleMe.
SettleMe is a free app powered by PEXA that keeps you informed throughout your settlement process.
SettleMe helps you stay organised with a customised checklist. It also sends instant alerts via SMS or email about the status of your settlement.
